A: Absolutely, and sometimes for even less. Our average house that we sell is normally between 35k to 45k and need about 5 to $8,000 in rehab. We try to specifically find what our investor's are looking for.
A: We do not charge for anything except for the contract. When you buy from us all of our services are included. We make sure you will make money when you BUY before we make any money at all.
A: Absolutely not !! We do not charge any membership fee's to become an exclusive buyer. Standard closing cost's will apply at the close of the property.
A: When we get a house under contract, we have a contractor go through and give us an estimate for all repairs. We can, in most cases, have the contractor start the day after you close on your property. If you need us, we will even check up on the rehab process and send you pictures via e-mail as part of our new Project Management Service.
A: Well, it helps. We do have great Hard Money lenders lined up where some only require about a minimum of a 620 credit score. Hard money lenders , in case you don't know, will lend you 100% of the money you need if everything falls within a certain percentage of the after rehab value, usually around 70-75 % depending on the lender.
For instance if you get a property for $30k , it needs about 10k in rehab, closing cost are around 3k for a total of 43k and the after rehab value is $70k, the lender would lend you up to 49k. In this case they would give you 100%, including closing costs and rehab money.
Many of our buyers are cash buyer's that take the equity out of their current home and invest it in properties paying everything with cash. For less than $50,000 you can pay for the close, the property and the rehab, refinance after rehab and many times make money tax free at the refi.
A: If your new to investing, this is a great way to get started. We do all the work for you and guide you step by step through the entire process. After the first transaction you can decide to buy more properties through us or use all the contacts from your first transaction to help you find and buy another property.
